Mortgage Origination Costs and Low cost Factors

Lenders typically cost loan origination service fees so that you can cover the lender?s administrative expenses in processing a loan. These could also be termed loan service fees, support service fees, or maybe administrative service fees.

Additional details may be billed as service fees for other motives, these as closing service fees, documentation service fees, and many others. While these are occasionally termed ?points? (each stage is an individual percent with the loan amount of money), loan service fees usually are not low cost details because they don?t specially reduced the interest rate. Bank loan service fees are billed to every single borrower it doesn?t matter what the interest rate is. Discount details, on the other hand, are an optional cost that borrowers can elect to shell out whenever they desire a reduced interest rate.

Lenders and mortgage loan brokers base loan service fees on real expenses and in addition on what the market will bear. In many cases, a mortgage loan broker have to set the service fees to offset the real expenses and costs incurred while in the origination with the loan. If not, they are often fined for upcharging the borrower, that is profiting from the 3rd social gathering or financial institution price. For FHA and VA loans, this loan price could be no bigger than an individual stage. For standard loans, the loan price differs but is often while in the an individual to 4 stage variety.

Another aspect the financial institution considers when deterring the number of details billed on a loan may be the sale with the loan about the secondary current market. Considering that most lenders try to make conforming loans that can later be marketed, in addition they think about that when the loan is marketed, it should be marketed in a low cost to compensate the secondary current market customer for that time appeal of money. The financial institution will make an effort to make up some of this decline by charging the borrower details. In a very competitive setting, some of those service fees may even be waived.

A buydown, when low cost details are compensated to shell out down the interest rate and therefore reduced mortgage loan repayments, could allow it to be a lot easier for a borrower to qualify for that loan. A buydown could be compensated for possibly by the customer or by the seller, which may occasionally be a builder or developer. Typically, a customer would purchase a buydown by basically raising the funds down payment. There are 2 main positive aspects to some buydown method:

1) The buyer?s regular monthly payment is reduced than a ordinary
2) The financial institution may assess the customer for loan qualification about the basis with the decreased payment immediately after the buydown

Considering that buyers don?t often have extra funds up front, funding details is surely an possibility. Notice, nevertheless, that is certainly normally isn?t going to make feeling for a customer to finance the details for a buydown for the reason that that defeats the function of receiving reduced repayments. Even with all the reduced interest rate through the buydown, repayments would increase owing to the greater volume of dollars financed. Borrowers are encouraged to discuss all solutions with a accredited mortgage loan broker and monetary advisor before creating a decision to shell out details on a loan transaction.

Alexandra & Christian's Downtown LA Loft House Call | Apartment ...

Name: Alexandra & Christian
Location: Downtown Los Angeles, Historic Core on the borders of the Jewelry & Fashion Districts

Eight months ago my husband, cat, dog and I moved from a 2 bedroom apt. (5 rooms total) in Los Feliz to a 1 bedroom (2 rooms total with no doors!) 900 sq ft loft in downtown LA. The dining room, guest room, office, living room, and kitchen are all located in one big room.

I've had to find clever ways to decorate so that all design also equals function while still being able to show off some of my favorite stuff. Our modern loft has a rustic vintage decor theme. For example, my husband's bed growing up (which his grandfather made) serves as additional seating in our living room and doubles as the guest bed. Our dining room table (which my husband's grandfather also made) doubles as my desk/art area.

We have lots of family antiques, vintage finds from overseas and I love framing old family photos mounted on beautiful modern paper and framed in rustic frames. Also the views are amazing - from our living room and bedroom we have almost floor to ceiling views of the Eastern Building and Tower Theatre. The Chapman building itself is also spectacular. Built in 1912 with a lot of the original tile work, marble and railing still intact. A gorgeous roof with a bar, grill, lounge and hot tub...and the VIEWS!!!

Thanks, Alexandra & Christian !

Digital Photography for novices: Think about Equipment ...

Digital photography transformed image producing. Certainly not unlike the original groundbreaking alteration regarding photography in to a common medium of the delayed 1890?s whenever George Eastman created spin movie as well as in 1892 produced the Eastman Kodak Business in order to sell video cameras, film and running while a package deal, digital photography gives the inexperienced together with instant access in order to photographs. Incredible!
Just what Eastman do pertaining to photography and also precisely what digital graphic generating really does at the same time was to help to make the method open to anyone. Rather than must carry all around glass discs, weighty cameras as well as tripods, and portable darkrooms, all of these produced photography pre-1892 the only passion regarding experts, Eastman provided folks portable camcorders which, once they concluded a rotate regarding One hundred exposures, that they delivered to Kodak. Kodak then prepared the motion picture, manufactured designs and also directed the prints and also a totally packed digital camera time for their client.
Digital impression producing just rates of speed the technique of supply. Uncover a huge selection of photos in a files storage gadget, get the device in to a reader and move these photographs to your computer. Easy, simple and fast! Actually your telephone could send pictures to be able to Facebook.
The real question is does availability produce brilliance in graphic creating? The speedy response is no. There exists an apparent distinction between to be able to acquire a photograph and also to create a picture. The distinction is one of the two vision and objective. When getting a photograph (the surgical action-word would be to take) the first is saving an arena or perhaps event with no consider to be able to anything other than the availability involving a memory of particular person as well as location. It really is a basic work, the one which does not require training or even approach. Compact digital along with keep the outcomes. Practically nothing more is needed. Right now, don?t misunderstand me, you?ll find nothing inherently wrong with this. It?s an important function of photography to file and sustain truley what after existed. But that is something different than creating a photo while artwork.
When intentionally determining to make an image utilizing photography as a possible art form, each vision along with method are expected to be able to convert concepts from location to print. Get landscape photography for example. Knowing any time the gentle is proper, managing detail regarding discipline, shutter rate, focal duration, when you ought to assume errors or fog, just what filtering to make use of etc most participate in a part throughout recording the perspective the truth is since a little bit of fine art. Additionally, the capability to shape an image so that it is aesthetically interesting will be a dependence on art work over documentation.
The problem for novices when it comes to digital photography along with the selection of devices are this specific: Feel I thinking about saving the memory of particular person as well as place since our goal for taking photos as well as perform I desire to each file to make art work also? Should your solution is the ex-, a point and shoot, set contact lens, computerized photographic camera is quite enough. In case your solution is the latter you then should consider a hand-held gadget that has exchangeable contact lenses and also permits handbook regulates along with hard-wired possibilities too. Gear choices exactly about everything you might like to do.

Hurricane Irene wallops New England travel plans

Days before its projected landfall in New England, Hurricane Irene was already delivering a blow to the region's tourism industry.

Brides rescheduled weddings, hotels struggled with cancellations and major tourist attractions like Connecticut's Mystic Seaport closed as the powerful storm churned north on a path projected to hit the Connecticut shoreline Sunday. The timing of the storm ? on one of the last weekends of summer ? could hardly have been worse for an industry already coping with high gas prices and a weak economy.

Doreen Pearson, who owns the 21-room Stanton House Inn in affluent Greenwich, said Friday she had five multi-night cancellations and many more indecisive guests. Some callers from low-lying areas wanted guarantees the storm wouldn't affect them if they booked a room, she said.

"We're here now in a total state of flux because people can't decide whether they want to honor their reservation, cancel their reservation or make a reservation," Pearson said. "It's impossible to operate a business this way."

  1. Don't miss these Travel stories

    1. Dedication of King Memorial postponed

Sunday's dedication ceremony for the new Martin Luther King, Jr. Memorial in Washington, D.C., has been postponed due to the looming threat of Hurricane Irene, organizers announced.

    4. Flight attendants train for cabin pressures
    5. Man reportedly threatened flight crew with glass

Even before the storm, AAA was predicting a drop in travel over the Labor Day weekend compared with last year because of the economy.

"It will be significant and to some degree it will be a permanent loss to New England," said Fred Carstensen, director of the Connecticut Center for Economic Analysis. "What they were going to do this weekend they won't choose to do three weeks later."

Irene set to snarl travel along East Coast

Tourism is a major component of the region's economy. In Connecticut, the industry is responsible for 12 to 14 percent of the work force, Carstensen said.

Poor timing
At Pearson's B&B, Susan Royal was helping her daughter call wedding guests to let them know the ceremony would be held Saturday instead of Sunday at the bride's father's estate in Ridgefield. And it would be indoors.

"This will be a wedding you won't forget," Royal said, figuring about 50 of the original 85 guests would attend. "Nature has its course. What you do is work with it, not against it."

At Water's Edge Resort in Westbrook, one bride postponed her weekend wedding and another was sticking with her plans. The hotel had received eight cancellations by Friday morning but expected the number to rise and its popular Sunday brunch to take a hit.

"We're going to lose all that," general manager Chris Barstein said. "From a business standpoint, we're not too happy to see this."

Hotels said they were taking a number of safety measures, including securing backup generators, extra bottled water and staff on duty, bringing in outdoor furniture and providing frequent weather updates.

The timing of the storm ? the last weekend before Labor Day ? almost couldn't be worse, said Kathy Szabo, executive director of the Block Island Chamber of Commerce in Rhode Island. She said ferries that bring visitors to the island from Montauk, N.Y., New London, Conn., and Point Judith, R.I., are grappling with how to adjust their schedules ? and what to do with their boats ? given the uncertainty over the storm's path.

"Obviously they don't want to lose business," she said. "Nor do they want to lose their ferries. Even though you have to do what you have to do, you're losing your revenue for the end of the season, which is too bad."

Story: Hurricane Irene to deliver blow to economy

Suzie Kiendl, an owner of Barnacle Inn on Nantucket, was pulling a boat out of the water Friday morning before the storm hits the island popular among tourists, likely on Sunday. Kiendl said some guests are cutting their vacations short and a few have canceled, but others have extended their stay and plan to ride out the storm at the inn.

"We lost a few people and gained a few ... revenues are definitely lost, but what can you do? You just have to relax," Kiendl said.

For now, she plans to fasten the shutters, take in the lawn furniture and "maybe have some champagne ready."

Some hotels were gaining business, too. In Connecticut, about 100 rooms were booked at the Stamford Marriott Hotel and Spa by utility crews and residents anticipating power losses.

"It's pretty substantial," said Peter Griffith, director of sales and marketing. "It's a huge pickup."

Attractions, campgrounds closed
But a youth leadership conference at the hotel this weekend that would have been attended by about 100 high school students from several states was postponed.

"I think the students were pretty disappointed," said Elizabeth Ventura, one of the organizers. "They were all looking forward to it."

Some attractions in New Hampshire's White Mountain region, such as Santa's Village and Storyland, will be closed Sunday, taking a hit in revenue.

"It does hurt, because this is the 'last hurrah' week for families coming up before the end of the summer season," said Jayne O'Connor, president of the White Mountains Attractions Association. "Public safety takes precedence."

New Hampshire's Fish and Game Department urged hikers, campers and other outdoor enthusiasts to be home by Saturday night. All trails and campgrounds in the White Mountain National Forest will be closed.

Story: 2.5 million people ordered out as Irene nears

Up and down New England's coast, recreational boaters were rushing to get their boats out of the water and onto dry land. At Portland Yacht Services in Maine, service manager Rob Benson said about 1 in 10 boaters told him they're done for the season.

Across New England, an early end to the boating system carries a hefty impact.

"If your boat is sitting in the parking lot, you're not putting gas in the tank, you're not stopping at the local variety store to buy groceries and sandwiches, you're not coming into the marine store to buy a life jacket," said Rob Soucy, president of Port Harbor Marine in South Portland.

Even some gamblers weren't willing to risk Irene.

"Obviously the weekend will not be what we thought it would be," said Jeff Hartmann, president and chief executive officer of Mohegan Sun, one of two Indian-run casinos in Connecticut.

Associated Press writers David Sharp in Portland, Maine; Erika Niedowski in Providence, R.I.; Kathy McCormack in Gilford, N.H., and Johanna Kaiser in Boston contributed to this report.

Hmmm, EXCELLENT question! I conceive the think you were effort modify quotes online kinda than in mortal (assuming aforementioned carrier) was that the player costs go into stipendiary for rent, utilities, salaries, commissions, etc. That?s how destined carriers (e.g. USAA, GEICO, etc.) crapper substance modify rates since they delude mostly by mail, sound or the Web. The exclusive downside I could wager is that you strength not intend individualized assist if you requirement it (if you acquire online, especially if the traveler doesn?t hit agents? offices as whatever do as you saw). For instance, if you call a toll-free sort for something, chances are that you won?t intend to intercommunicate to the aforementioned mortal more than once.

Beyond Suffrage: How Far Have Women Come Since? | RH Reality Check

Women are demonstrating at the White House demanding voting rights in 1918. (AP Photo/Files)

Cross-posted with permission from the LA Times.

Today we celebrate the anniversary of female suffrage, a victory that took more than 70 years of political struggle to achieve. After women won the right to vote in 1920, socialist feminist Crystal Eastman observed that suffrage was an important first step but that what women really wanted was freedom. In an essay titled "Now We Can Begin," she laid out a plan toward this goal that is still relevant today.

Eastman outlined a four-point program: economic independence for women (including freedom to choose an occupation and equal pay), gender equality at home (raising "feminist sons" to share the responsibilities of family life), "voluntary motherhood" (reproductive freedom) and "motherhood endowment," or financial support for child-rearing and homemaking.

Since the 1920s, women have won many rights and opportunities in areas as diverse as higher education, professional sports and, in six states, same-sex marriage. But on the core priorities that Eastman identified, how far have we come?

Eastman optimistically called equality in the workplace "the easiest part of our program," noting that "the ground is already broken" on women's participation in various professions, trades and unions. One of the chief barriers was "inequality in pay," a problem that has proved remarkably enduring.

Women on average still make only 77 cents for every dollar paid to their male counterparts, according to the National Women's Law Center. This pay disparity is worst for women of color, who earn only 61 cents if they are African American and 52 cents if they are Latina. This pattern has been remarkably constant.

Women's lower earnings are related to gender segmentation in the workplace that relegates women to the lower rungs of the economic ladder. At?Wal-Mart, for example ? the nation's biggest employer ? women make up about 70% of hourly workers but only about 30% of managers. The Supreme Court recently ruled that the retailer's female employees could not join together in a class-action lawsuit, making it nearly impossible for them to challenge patterns of discrimination.

Although women now outnumber men on college campuses, the upper echelons of most professions and political bodies remain male-dominated. Just look at Congress: Only 17% of its members are women. Between 1923 and 2011, only 28 women have chaired congressional committees, and only 45 women of color have ever served in Congress ? just one in the Senate. The new congressional "super-committee" of 12 legislators charged with reducing the federal deficit has one white woman and not a single woman of color.

On the home front, gender norms have changed significantly since 1920, but women still do the lion's share of child care, elder care and household planning. And child-rearing is still regarded as a private matter rather than a contribution to society. Although a recent Time magazine cover story suggested an end to "chore wars," its own data showed that married women with children still do more work at home than their husbands, and full-time employed moms with children under age 6 spend more hours on household chores than any other group.

Given women's disproportionate responsibility for child-rearing amid lesser economic opportunities, the ability to plan whether and when to have children is critically important. As Eastman said: "Freedom of any kind is hardly worth considering unless it is assumed that [women] will know how to control the size of their families."

This was a tall order in 1920, when it was a crime simply to disseminate information about contraception. Fertility control is now legal, but women's reproductive freedom is under intense attack. The 2011 legislative session saw a record number of anti-choice bills introduced ? and passed into law. In just six months, state legislatures passed 80 laws to restrict access to?abortion.

State legislatures also have made deep cuts to family planning budgets, which has the perverse result of increasing unintended pregnancies. The Hyde Amendment bans federal Medicaid coverage of abortion, and only 15 states pay for abortion care with their own revenue. This means that low-income women in most of the country can have an abortion only if they can afford to pay for it out of pocket, making the right to abortion an empty promise for millions of women.

When it comes to support for child-rearing, the United States is the only major industrialized nation without a national policy guaranteeing paid parental leave. While a few states and cities have taken the initiative to implement their own policies, the vast majority of mothers (and fathers) have no right to paid time off to care for a newborn baby. Many workers do not even have a right to take unpaid leave, because the federal Family and Medical Leave Act applies only to relatively long-term workers in workplaces with 50 or more employees, leaving out small businesses, new employees and workers who have put in fewer than 1,250 hours at that job.

With no paid leave, and discrimination against?pregnant?women on the rise, women are a long way from Eastman's vision of having child-rearing "recognized by the world as work, requiring a definite economic reward and not merely entitling the performer to be dependent on some man."

In all four areas that Eastman discussed, female suffrage has not ushered in the wide-ranging changes that its opponents feared and its advocates championed.

Eastman understood that work and home are inextricably bound, that women's freedom depends on resolving what we now call "work/family" conflict. As long as women face a "motherhood penalty" while men benefit from a "fatherhood bonus," gender equality will remain out of reach. Racial discrimination has made the path to equality that much harder for women of color.

The real question now is, in Eastman's words, "how to arrange the world" so that women have "a chance to exercise their infinitely varied gifts in infinitely varied ways, instead of being destined by the accident of their sex" to lesser economic opportunities and heavier domestic burdens.

To do this, our institutions must become more responsive. The workplace has to change to allow people with families to hold good jobs, and policies must change to allow women to plan their families and to ensure that no one is left behind. In the 90 years since winning the right to vote, women have achieved gains by organizing in the streets and the workplace, by lobbying legislatures and bringing lawsuits. Arranging a more just world will require a new wave of political action at all levels, from local to national, home to workplace.

On Aug. 26, 2020, we will celebrate the 100th anniversary of women's suffrage. Let's make this the decade we create the conditions that bring true equality.

Eve Weinbaum is director of the Labor Center and an associate professor of sociology at the University of Massachusetts Amherst. Rachel Roth is director of communications and foundation support at the National Network of Abortion Funds and the author of a book on women's rights.

Britney Cozies Up To Beyonce: VMA Seating Revealed!

Presenter Kim Kardashian has a VMA seat, but where's hubby Kris Humphries?

It's that time of year again, everyone. The seating cards are being placed inside the Nokia Theatre in sunny Los Angeles as producers work to put the finishing touches on Sunday's 2011 Video Music Awards.

So what types of match-ups have they thought up this year? MTV News' Jim Cantiello investigated and found out some tasty tidbits.

"Tony Bennett: This guy is a baller, and whoever is behind him is going to have the craziest contact high," he teased of the 85-year-old crooner, who will pay tribute to the late Amy Winehouse at Sunday's show. So who snagged that seat? Wiz Khalifa, naturally.

Kim Kardashian will also be in the house as a presenter, but Jim wondered: "Where's her husband at? Her husband doesn't get a seat card. You thought when you marry Kim Kardashian you'd instantly get more famous. Dude, you're still not famous enough to get your own card at the VMAs," Jim warned the newlywed. His advice? "#DealWithIt."

"This is going to be a very rowdy section at the VMAs Sunday night," Jim said as he made his way through the theater. "This is the land of Odd Future. Now, there are like 100 members of Odd Future. I'm only seeing three cards. So sorry, Hodgy, you're not invited this year."

When Jim noticed there were some potato sacks lying around, he had a thought: "Here at the VMAs, we are prepared for anything in the audience, so if Lady Gaga wants to have a potato-sack race with Lil Wayne, we got them covered."

Of course, Justin Bieber and girlfriend Selena Gomez are seated next to each other. Jim, however, knows how to make it even more adorable. "The only thing that would make this cuter is if Maru the cat was trying to get in between them," he suggested.

Perhaps the section of the room fans will be most excited to see contains two of pop's ruling divas. "I'm in section Queen B at the VMAs," he said. So what does that mean? Beyoncé and Britney Spears are sitting next to each other!

Who else will be there? Well, the "Jersey Shore" kids will be sitting front row, right near the cast of "Teen Wolf." And the cast of MTV's newest hit show "Awkward." will be there as well.

The 28th annual MTV Video Music Awards will air live Sunday, August 28, from the Nokia Theatre in Los Angeles at 9 p.m. ET/PT, following the Selena Gomez-hosted pre-show at 8. See the list of nominees, revisit last year's highlights and vote for Best New Artist by visiting VMA.MTV.com.

Analysis: Slowdown could make Germany rethink euro crisis stance (Reuters)

FRANKFURT/BERLIN (Reuters) ? After being held up as a model of strength in a region saddled with debt and low growth, Germany suddenly finds itself in a perfect economic storm that could force it to rethink its approach to the crisis plaguing the wider euro zone.

New business sentiment figures from the Munich-based Ifo institute confirmed on Wednesday what tepid second-quarter growth data suggested last week: Europe's largest economy is slowing, and slowing sharply.

The reasons are many. Weaker demand from key trading partners in Europe, the United States and China has begun to weigh on German exports.

Meanwhile, growing doubts about whether euro zone politicians can lead the bloc out of its sovereign debt crisis are unsettling companies, consumers and financial markets, with consequences for the real economy.

It is too early to say how steep the slowdown in Germany will be, or whether the economy will be pushed into recession again, two years after it suffered its worst annual contraction since World War Two.

But the poor data is sure to get the attention of Germany's leaders, who have basked since early 2010 in the glow of an impressive economic recovery and have blamed the economic problems of their European partners on fiscal mismanagement and a lack of competitiveness.

"Germany appeared to be on a very good footing on both the fiscal and growth front, and this gave it leverage with its European partners," said Jacques Cailloux, chief European economist at RBS in London.

"The recent data show it is not immune, and that should be a wake-up call to policymakers in Germany."

SHOCK

How the slowdown will influence policy in Berlin probably depends on the extent of the downturn and how long it lasts.

Last week's preliminary data showed Germany's gross domestic product expanded just 0.1 percent in the second quarter of this year. Detailed GDP figures next week will reveal how big a drag private consumption was on growth, and whether temporary seasonal factors, which probably depressed construction activity, played an important role.

The Ifo report, a monthly survey of 7,000 German firms which is the most closely watched leading indicator for the economy, offered reasons for pessimism on Wednesday.

The main index fell to 108.7 in August from 112.9 in July, the steepest one-month drop since November 2008, shortly after the collapse of U.S. investment bank Lehman Brothers triggered the global financial crisis.

"The numbers have come down hard," said Mark Wall, co-chief European economist at Deutsche Bank. "We haven't had a Lehman Brothers or a September 11th event but this has the air of a shock to it. It is disconcerting to see how fast things are deteriorating."

Like many other economists, Wall now forecasts economic stagnation for Germany through the end of the year, followed by meager growth in 2012.

In the short term, if slower growth pushes up unemployment and reduces tax revenues -- crimping Germany's ability to meet its own ambitious targets for cutting its budget deficit -- domestic political opposition could grow against extending more aid to weak euro zone countries such as Greece and Portugal.

Germany faces a crucial vote in its parliament next month on bolstering the powers of the European Financial Stability Facility (EFSF), the euro zone's bailout fund.

Grumbling within Chancellor Angela Merkel's conservative party has grown in recent weeks, with one senior ally of hers vowing this week to vote against the measure, which still seems sure to pass because of support from leading opposition parties.

"If Germans feel poorer and more troubled in their own economy it will make them less generous in providing aid, in making full use of the EFSF, in considering things like euro bonds. They will have more worries, be more insecure," said Charles Grant, director of the Center for European Reform in London.

That could fuel opposition to aid for weak euro zone states in smaller donor countries which to some extent take their lead from Germany, such as the Netherlands, Austria and Finland.

Last month, euro zone leaders agreed in principle on a second bailout of Greece that would include a further 109 billion euros ($157 billion) from the EFSF and the International Monetary Fund through mid-2014.

Any recession in Germany could, initially at least, sap Berlin's political will to continue administering the bailout over several years, and to provide additional financial guarantees if necessary so that the EFSF can protect other countries under attack by the bond market.

POST-LEHMAN U-TURN

If the economic slowdown is deep, however, German politicians could come to believe over the longer term that they are putting their own economy at risk by refusing to take bold steps to solve the euro zone's debt crisis.

One such step might be creating a common euro zone bond that governments would issue jointly. So far, Merkel has strongly resisted this idea, arguing that Germany would end up paying more to finance itself and that the bond would encourage irresponsible spending by other governments.

A growing number of economists and European business leaders, however, think a common bond may be the only way out of the region's crisis; Sergio Marchionne, chief executive of Italian car maker Fiat, endorsed this view on Wednesday.

If it becomes clear to Berlin's political class that such radical measures are needed to restore economic growth to the euro zone and by extension Germany, policy will shift.

The German government's initial response to the Lehman Brothers bankruptcy and subsequent turmoil in 2008 was to dismiss the crisis as American and play down its impact on the domestic economy.

But once it became clear that the crisis posed a major threat to Germany, Merkel took a series of aggressive measures which were deeply unpopular -- such as repeated bailouts of stricken banks -- to protect the economy.

"If the government sees that its own European policy is hurting the economy at home, it could lead to a change in their approach. They could in fact become more generous," said Wall of Deutsche Bank. "But it's very hard to predict."

Medvedev reportedly in for summit with Kim Jong Il (AP)

MOSCOW ? Russian President Dmitry Medvedev reportedly arrived Wednesday in remote eastern Siberia for a summit with North Korean leader Kim Jong Il expected to focus on energy deals, economic aid and nuclear disarmament.

Kim has rolled across sections of eastern Russia aboard his special armored train in a trip that began Saturday. It is his first visit to North Korea's Cold War ally since 2002. His train arrived Tuesday in Ulan-Ude, the capital of Buryatia, a Buddhist province near Lake Baikal.

Medvedev arrived Wednesday morning at an army base on the outskirts of Ulan-Ude for a meeting with Kim later in the day, South Korea's Yonhap news agency reported, citing unidentified sources in Ulan-Ude. Kim, however, had yet to show up at the meeting venue, Yonhap said.

Russia's Itar-Tass news agency, citing an unidentified "well-informed" source, reported that Kim will enjoy cultural events earlier Wednesday that may include a visit to a museum in Ulan-Ude. The Russian defense minister and the presidential envoy in the Siberian federal district arrived in Buryatia on Tuesday, the news agency said.

The leaders plan to discuss Moscow's proposal to build a pipeline through the North's territory that would allow Russia to stream natural gas to South Korea, Yonhap and other South Korean media have reported. North Korea, long reluctant, has recently shown interest in the project, South Korea officials said. Seoul has expressed hope that negotiations on the project will make progress.

Another energy project long under discussion would involve the extension of power lines to make it possible for Russia to sell electricity from plants like the Bureya hydroelectric plant that Kim visited at the start of his trip.

How to resume long-stalled six-nation talks aimed at ending the North's nuclear weapons program in return for aid is another likely topic at the summit. North Korea has expressed its willingness to restart the talks. The Korean peninsula has seen more than a year of tension during which the North shelled a South Korean island and allegedly torpedoed a South Korean warship.

North Korea is pushing for outside aid ahead of an important national anniversary next year. Kim has promised his 24 million people that he will build a "powerful, prosperous" nation to coincide with the 100th anniversary of the birth of his father and North Korea's founder Kim Il Sung, South Korean officials said.

Last month, North Korean diplomats separately met U.S. and South Korean officials to discuss the resumption of the talks, which have been stalled for more than two years. The negotiations involve the two Koreas, the United States, China, Russia and Japan.

The itinerary for Kim's visit, expected to last about a week, has been largely kept secret because of worries about security from North Korea. A few people managed to take photos of Kim during his visit to the hydroelectric plant on Sunday, but heavy police cordons kept the media and onlookers in Ulan-Ude away from the train station and the adjacent square.

On Tuesday, Kim's motorcade headed for a picturesque village on the shores of Baikal, a huge freshwater lake.

Kim took a two-hour Baikal tour on a yacht guarded by two North Korean boats, the Inform Polis Online website reported, quoting eyewitness accounts. Cruising the waters, Kim recollected that his father visited the lake in July 1961, the North's official Korean Central News Agency reported from Pyongyang.

The water in Baikal is ice-cold even in summertime, so Kim decided to take a swim onshore, in a pool filled with Baikal water. The speaker of Buryatia's legislature joined Kim in the swim, the Inform Polis Online website reported.

Kim said the lake is "the pride of the Russian people and underscored the need to preserve it and surrounding natural environment well," according to KCNA.

On shore, the North Korean leader was treated to traditional Buryat food, including meat dumplings and Baikal fish prepared over an open fire.

Later Tuesday, Kim went back to Ulan-Ude to visit a major aircraft factory, which among other things produces Sukhoi attack planes, the ITAR-Tass news agency reported from the plant.

{Real Parties} A Secret Garden Baby Shower | The TomKat Studio

?

Nicole from Tradewind Tiaras has done it again. This time, she has designed a gorgeous baby shower that made us swoon! We are so thrilled to share this with you.

From Nicole?.

I had the great delight of creating a baby shower this weekend. ?The theme was ?The?Secret?Garden,? and I immediately knew I wanted to take the design in a romantic, girly direction?but with a modern, fantastical edge. ?I?ve always loved paper sculpture, and the magnificent backdrop from the Chanel 2009 runway show immediately came to mind. ?I knew that was the starting point.

I wanted to play with texture more than color for this party, which fit perfectly with the sculptural paper backdrop that got all its interest from shape and shadow.

?I tried a brush-embroidery ?technique on the sugar cookies for the first time, and was delighted with the easy, elegant, intricate effect it created. ?It was exactly what I wanted for this celebration.

?I tried a brush-embroidery ?technique on the sugar cookies for the first time, and was delighted with the easy, elegant, intricate effect it created. ? ?It was exactly what I wanted for this celebration.?The cupcakes brought in an extra element of whimsy. ?More colorful and playful, with pink (it is a girl, after all!) as the predominant accent color and a muted color palette. ?The meandering path crossing the cupcakes seemed perfect for a?Secret?Garden?theme.

Russian Tea Cakes came to mind as I was putting the concept for the dessert table together, but I decided I wanted a twist. ?I created a new recipe for Pink Lemonade Tea Cakes. ?All the tender, buttery goodness of Russian Tea Cakes, but with a bright citrus flavor and pink hue. ?I?ll definitely make these again!

Lemon tartlets in the shape of flowers fit the?garden?theme perfectly as well.

Any excuse to use my miniature trifle dishes is a good one, so I served raspberry mousse as well. ?(More pink food!)

While planning the dessert table, I remembered an amazing pillowy, pink cookie that my friend?s mother used to make around the holidays. ?She was gracious enough to share her family recipe for biscotti with me for the baby shower. ?They were as divine as I remember?lightly sweet, with a delicate vanilla and almond flavor.

Savory offerings for this afternoon party included bacon, date, and goat cheese strudel; crudites; cheese and homemade rosemary sea-salt crackers with fresh raspberries and champagne grapes (baby grapes! ?so cute and tiny!); spinach artichoke filo bites; and mini pork tenderloin sandwiches with a creamy horseradish mustard spread.

For an activity, I used the bedding the mom had registered for as an inspiration. ?I created paint-by-number canvases for the guests to paint to match the nursery bedding. ?Each guest painted a bit of the painting, then signed the work of art. ?An activity, a gift for the parents, nursery decor, and a loving reminder of everyone who came to celebrate the baby?s coming, all wrapped into one.

Nicole?once again, that you for sharing your magnificence with us!

Prostate Cancer Treatment: The Good, The Bad and The Ugly | News ...

doctorMany Patients Say Treatments Can Be Worse Than the Disease

In an extensive article reviewing the most popular prostate cancer treatments available to men today, South Florida urologist Dr. Bert Vorstman takes a critical view on manufacturers, hospital systems and some colleagues who minimize the after effects of radical surgeries while continuing to endorse the procedures as a viable option.

?I believe that the radical surgical/robotic treatment option has single-handedly increased the incidence of impotence and incontinence worldwide, and physicians would do well to consider the Hippocrates affirmation: As to diseases, make a habit of two things?to help, or at least, to do no harm,? challenged Vorstman in his article. ?Men who choose these treatments without reviewing alternative, less invasive options are playing Russian Roulette with the quality of life prospects following the surgery.?

Dr. Vorstman, a nationally recognized prostate cancer specialist with more than 30 years treatment expertise, advocates that men?one in six men in the U.S. will be diagnosed with prostate cancer in their lifetimes?and their partners ?do their homework? prior to selecting treatment for prostate cancer that could cause severe, lifelong quality of life issues.

?For some, these issues are worse than the disease itself,? said Vorstman.

Today?s men have four main definitive treatment options for localized prostate cancer, and these are high intensity focused ultrasound (HIFU), cryoablation (freezing), radiation and surgical options. In most instances, all of these four treatment options are designed only for localized prostate cancer. The survival benefits are similar, yet the complications, including life altering impotence or incontinence, vary tremendously between treatments.

?I want patients to realize that prostate cancer is not an emergency diagnosis,? stated Dr. Vorstman. ?When we hear the word cancer, we assume fast, aggressive treatment is required. Most prostate cancers are slow growing, which means patients and their partners have time to do their research and make a fully informed decision about treatment. As long as the cancer is not growing aggressively, patients can wait before seeking treatment.?

Dr. Vorstman urges men and their partners to get very involved in understanding the disease, treatment options and potential complications. ?Men should seek written information they can review after their meeting with their doctor. They should also seek several opinions on the various treatment options available. Sadly, there is a lot of questionable information out there, as well as a propensity for medical spin and inflated egos.?

The bottom line for patients facing this diagnosis is this, according to Dr. Vorstman, ?Prostate cancer does not have to be cut out to offer a cure. There are minimally invasive treatments besides surgery that preserve quality of life and give men a better outlook in the future.?

About Dr. Bert Vorstman, MD, MS, FAAP, FRACS, FACS

Dr. Bert Vorstman has a passion to help men and their spouses fully understand the treatment available to them for prostate cancer, as well as the possible complications they face when seeking treatment. He works to promote the acceptance and use of minimally invasive options. To further those endeavors, he has developed a Center for Minimally Invasive Treatment Options for localized prostate cancer, as well as a website highlighting HIFU, www.hifurx.com. ?To contact Dr. Vorstman, please call 877-783-4438.

Will Home Staging Be Successful In Your Area? | Self Improvement ...

Another frequently asked question is whether it is possible for home staging to become a successful business in your particular area, especially if you live in a rather small or rural area. Taking the time to figure out whether home staging will work in your town is definitely something that you should do. Keep in mind that just because you live in a rural or small area does not mean that home staging cannot be a success. There are some rural or small areas where home staging will work and others where it will not.

Whether or not home staging will work in your particular area will depend upon a variety of factors. Doing some research ahead of time will help you to make an informed decision. There are three crucial factors that should be considered in order to determine whether home staging will work in your local area.

First, consider whether you area is near a larger city. You must always take into consideration how far you would be willing to travel in order to reach a job. If you live an hour or more from the nearest city, you must consider whether you would feel comfortable driving that distance multiple times per week for your business. If you do decide that you are comfortable with this then you would have the opportunity to market in the city near your area as well as neighboring cities. If not, you may find that your business opportunities would be limited.

You should also find out the average number of homes that sell in your area in a year. You can obtain this information by contacting your local real estate board. Keep in mind that there will be a percentage of those sellers who will be interesting in hiring you, but you should not bank on all of the sellers hiring you. This will give you an idea of the amount of business you can expect. Do not allow yourself to be discouraged if the numbers are relatively small, but do be realistic. Home staging can pay quite well. Even if you only have 50 clients per year you could still earn a nice income.

Finally, find out the number of homes that are listed for sale in your area each year. Remember that this is not the same thing as the number of homes that actually sell every year. Far more homes are usually listed than actually sell, especially in a down market. The idea here is to find out the difference between the number of homes that are listed and the number that are sold. The argument can be used that if some of the homes that did not sell had been staged they may have gone under contract.

Rather than sitting around wondering whether a home staging business would be successful in your local area, it is important to actually do some research and get the facts and figures. In addition to the questions above, you should also take into consideration the following to determine whether your area can support your services.

How many home stagers are already in business in your area? This is a critical area that should not be overlooked. If there are already home stagers working in your area you should not become discouraged but you should find out as much information as possible about the competition. Remember that home stagers are like any other professionals and not all of them can be held to the same standards. If you know how to provide valuable services and market your business you could still do quite well even if you are not the only game in town.

How many real estate agents work in your area? Chances are, there are probably more real estate agents actively serving your area than home stagers. If so, you have an opportunity to form an affiliation with one or two of those agents and provide yourself with the chance to bring in a good amount of business.

How much money do you personally need to earn? Regardless of what your research tells you can be made in your local area, you must stop and consider how much you personally need to earn in order to make a living.

Keep in mind when you are considering whether your local area can support a home staging business that this can be an extremely low cost business to operate. You do not need to carry an inventory as is the case with many other businesses. Also, if you prefer not to do so, you do not even need to operate a storefront. You can operate out of your own home, save yourself the cost of owning or operating an office space and possibly take advantage of tax breaks.

Also, remember that you do not have to operate a full-time home staging business. If this business really appeals to you do not think that it has to be all or nothing. Home staging can easily translate to a part-time job, allowing you to accept only the projects that you can handle while still enjoying the benefits of this business. Whether you want to supplement your regular full-time income or you are looking for a way to just make a few extra dollars or you are looking for a regular living, home staging is flexible enough to provide you with numerous options.
