One of the biggest decisions you?ll make in buying or selling a home is your selection of a Realtor to assist you, if you?ve decided to use one. There are a lot of pieces to this decision that many people don?t often consider, and a few myths that people often consider too much.

As a Realtor myself, I often find that buyers and seller are looking for agents who appear on lots of signs around the neighborhood as the only factor in their decision. They figure the agent must be doing something right if so many people are using them. This may very well be the case, but isn?t always accurate. Busy Realtors often have teams working for them. The listings will state the experienced Realtor?s name, but this may only be in paperwork alone. This means the person who ends up assisting you primarily may be someone whom is not as busy, not as educated on the local market, or is not as seasoned a real estate professional as you thought you were getting when you signed on. While they may still do a very good job for you, it?s something you?ll probably want to know up front before you begin the process. If the original Realtor is the one that is assisting you, the fact the he or she has so many clients may also limit how much time they can spend with you. This can become a major point of frustration for a buyer or seller if they time constraints on their transaction. I have seen clients leave a Realtor for this particular reason and end up signing with someone else who is not as busy or popular.

Having a ?seasoned? Realtor is also not always as important a benefit as many believe. Newer Realtors know the laws and the paperwork just like their more experienced counterparts, but since they have been more recently trained, may be more familiar with new laws, tools and technology. Many people stick to what they know and become more stuck in their ways as they get deeper in to their careers. When it comes to real estate, this can be detrimental to the client. I know Realtors with decades in the business that stay on top of every new trend, tool, gadget and law change, but in my experience, I find new Realtors are more likely to be the earlier adopters of new techniques. For this reason, I wouldn?t automatically rule out a lesser experienced Realtor.

You may find an experienced agent who has lots of business and is up to date on new real estate trends and techniques, but still have a bad experience for reasons other than the job they did for you. I find it?s important to find a Realtor who fits with your personality as well as with your real estate plans. You can do this by interviewing multiple Realtors and speaking to past clients. Some people want an agent to just find properties for them to see, or set up open houses and showings for their listing. Other people want someone they can sit and talk to about their plans, and possibly give them advice about getting a mortgage, or finding the right inspector. It?s important to understand your own style so you can more easily find the agent that fits it best.

Next time you think you need a Realtor, consider the points I?ve made above. Taking a bigger picture approach to your Realtor selection process will give you a far better chance of having a better experience in buying or selling your next home.
